Safety

What we check, when, and what a check does not mean.

Checks reduce fraud but do not remove it. Apart from buying an unlock credit, do not pay anyone before you visit.

What we check

Confirmed, not claimed.

A home appears only after its contact has been checked and a caretaker has confirmed it is vacant within the last 14 days.

  1. 01

    Contact

The contact proves control of their phone or email, and agrees to be shown.

  2. 02

    Identity

Their ID and a selfie are checked.

  3. 03

    Owner

The owner confirms, through the owner's own channel, that this contact may arrange viewings.

  4. 04

    Vacancy

A caretaker replies every week that the home is vacant. With no reply for 14 days, the home is hidden.

The checks

Who checks, and how often.

Several checks sit behind a contact and a freshness date.

  1. 1

    The contact is checked

They prove control of their phone or email and agree to be shown. Their ID and a selfie are checked. The owner confirms, through the owner's own channel, that they may arrange viewings.

  2. 2

    A caretaker confirms every week

Caretakers SpotRentt knows reply that a home is vacant. A home is flagged as stale after 10 days, and hidden after 14 days without a reply, or when it is marked let.

  3. 3

The entrance is pinned on site

A caretaker captures the entrance with a geotagged photo and re-captures it monthly. A home without a pinned entrance shows as approximate.

  4. 4

SpotRentt audits a share of listings

SpotRentt staff or scouts audit about 10 to 15% of listings, plus any listing that raises a flag.

Dated chips

Each statement has a date, and it expires.

A chip says what was checked and when, never a one-word badge. Every chip is backed by a record we keep, and a chip is removed when it expires.

A chip does not vouch for the home's condition, the fairness of the price, or anyone's conduct.

The fee rule

After you unlock, no one may ask for a fee before you visit.

After you unlock, nobody listed on SpotRentt may ask for a fee or deposit before you visit. Report any request to us.

After a review, we can suspend a contact and credit back your unlock. The unlock is itself a paid step; the rule covers every request for money after it.

Consent

A contact's number or email is shown only with that person's consent, and only after you unlock a home.

Before you unlock

An approximate area, photos, the rent and the dated chips.

After you unlock

Also the exact location and directions, and the contact that was checked.

Before you pay anyone

Treat the app as your first check, not your last.

See the home in person, check who you meet, and report anything that differs from the card.

  • See the home in person before you decide.
  • Check the person you meet, and the payment destination they give you.
  • Do not pay anyone a deposit or a fee before you visit. The only payment before a visit is the unlock credit you buy from SpotRentt.
  • Rent goes to your landlord's own paybill, till or bank account. SpotRentt never holds, routes or escrows rent.
  • If anything differs from the card, report it.

If you are in danger

Call the police on 999 or 112 first. Then tell us what happened.

Corrections

If something on a card is wrong, tell us and we will correct it.

If something is not as shown, tell us.

Report a request for money, a home that differs from its card, or anything that worries you. We review reports, and we can suspend a contact and credit back your unlock.
